Dubbed as “Silicon Valley with a Soul”, the Bentley Technology Precinct designed by Hames Sharley is set to be the largest urban redevelopment project being undertaken in Perth, Western Australia. The technology park is located within 1.5 kilometres of two regional shopping centres and is adjacent to Curtin University of Technology. It comprises a total site area of approximately 314 hectares with a 12 hectare town centre. The precinct will provide housing for 13,000 people and will include 400,000sqm of commercial and technology facilities and 80,000sqm of educational and research facilities. Seven times larger than the current 23 year old facility, the redevelopment will bring together educational facilities, researchers, businesses, government departments and community organisations.
The design outcome is a vibrant research and education based town which will attract the world’s best players in information computer technology. Modern, slick architecture echoes the “new age” vision with eco friendly ‘Intelligent Buildings’ possessing ‘digital skins’ able to beam images and advertising, interactive cafes and a village green for community interaction.’
There is a focus on the minimisation of the precincts’ ecological footprint and on public transportation. The sustainability framework addresses issues such as adaptable design, minimisation of car usage, increased biodiversity, waste water recycling and the use of recycled building materials. All new buildings will be required to generate at least 40% of their energy needs and are to achieve a minimum 5 star Green Star rating and 4.5 star ABGR standards. Achievement of higher standards will be rewarded with substantial development bonuses.
Development of the subdivision is expected to begin in late 2009.
