Positioned at the Subiaco Activity Centre’s southern gateway, 414 Rokeby Road is a high-quality mixed-use development that will breathe new life into an underutilised street corner of one of Perth’s historic main streets.
The proposed development, designed for landowner GBW Property, will include a mix of apartments, offices, a coffee shop on the ground floor and new opportunities for residents to age in place.
The building’s materiality is a contemporary representation of Subiaco’s suburban character, and its scale is reflective of the surrounding urban context. The proposed development substantially improves on the existing development condition with an enhanced street interface, over 8% deep soil, and high-quality apartments with spacious internal and external living spaces.
“The development showcases a proposal which has considered the site, neighbouring properties and the surrounding context to produce a development outcome that is responsive and respectful of the existing and future character of the locality”, said Hames Sharley Associate Director, Tim Boekhoorn.
The project received development approval through the Metro Inner North Joint Development Assessment Panel on 1 December 2023, and is exemplary of Hames Sharley’s planning and architecture teams working collaboratively to achieve a positive outcome for both our client and the Subiaco community.
“Whilst the approval process had its challenges, it was determined that the discretion being sought against the planning framework was justified. We really appreciated the ability to work within a performance-based framework, ensuring that a feasible and quality design response could be achieved”, said Hames Sharley Associate, Naden Scarfone.
