Iconic Scarborough

Set in the heart of Perth’s most popular coastal suburbs, Iconic Scarborough is setting a new standard for residential development and giving back to the local community.

Positioned on the corner of West Coast Highway and Scarborough Beach Road, the development will be a gateway to the Sunset Coast and build on Scarborough’s status as a truly world-class destination.

Three elegant, slimline residential towers, The Skater, The Surfer and The Windsurfer - designed by Hames Sharley will rise above a three-storey podium, taking advantage of Scarborough’s renowned beachfront and the Indian Ocean.

With a focus on arts, tourism, culture and community engagement, Iconic Scarborough looks to provide a diverse mix of spaces and activities, ensuring that the podium levels offer spaces for all.

3 Oceans engaged Hames Sharley to develop the Iconic Scarborough development design scheme, delivering an enhanced outcome for the local community. We created the narrative on four themes; environmental integration, social harmony, representation and cultural difference – the backbone in ensuring the development relates to Scarborough as a place.

By incorporating key design principles of context and character, landscape quality, built form and scale, landscape quality, sustainability, legibility, amenities, safety, community and aesthetics - Hames Sharley will lead a team of consultants to design and deliver not only a world-class residential tower, but one for the local community.

Context and Character

The slimline tower is Iconic Scaborough’s defining feature. In formulating our proposal for the site, we looked extensively at the locality, context, inherent character, vernacular, and culture.

Scarborough is a nexus of activity - from a surfing and skating culture to cafe, dining and late-night entertainment. Our proposal celebrates the diversity of people, these activities and adds real value for visual connections and a safer day and night environment.

Landscape

True to our ethos - this architecture respects and gives life to the Scarborough landscape and provides a ground floor that enables its place to be an inviting and active public realm. Sweeping and engaging stairs, a terraced and integrated amphitheatre and an elevated promenade that looks below the community table provide the essential elements for a dynamic, engaging, complementary, and appropriate place for its position within the precinct.

Built Form and Scale

This building looks to be the lighthouse of Scarborough and signify it is a place of activity and vibrancy. The building design looks to create a unique aspect from each different direction of approach - with each development broken into three distinct forms relating to their aspect and context.

The scale of development reflects the broader transects running east/west and north/south:

The Skater – reflects and steps up in scale from its adjacencies in the existing Ramada hotel, providing a cohesive duality of form expression and scale on Filburn Street.

The Surfer – this building is very similar in scale to the Rendezvous and provides a scale and cohesion reflected of the future Scarborough.

The Windsurfer – creates the landmark corner befitting its locale and required statement on the corner. It is this slenderness and extension upwards that creates confidence and presence on the corner.

Sustainability

Iconic Scarborough represents a new kind of neighbourhood – it is an example of design done well, protecting the wants and needs of the local community while delivering a world-class residential tower for Perth, Western Australia.
